Forbes - Lynchburg, VALynchburg and the surrounding area have been recognized by Forbes Magazine once again, as one of the United States’ Top 50 Best Places for Business and Careers.  The Lynchburg region was ranked 49th, which beat out urban areas like Richmond, Roanoke, Baltimore, Philadelphia, and Boston.  Lynchburg also ranked 45th in the nation for low-cost business environment.

This important distinction is due to Lynchburg’s low-cost business environment and innovative core industry clusters of energy, technology and health care, bolstered by quality higher education institutions.

Marjette Upshur, Lynchburg’s Director of Economic Development, stated that in the past seven months the office of economic development has successfully competed against other states to secure business expansions in Lynchburg that created 457 new jobs and fostered more than $36M in new capital investment.

Who wouldn’t want to live here in Lynchburg?

Lynchburg City SchoolsFor a family looking to make a move, the quality of an area’s  school system can play an important role. Did you know that two Lynchburg High Schools, E.C. Glass and Heritage High, are recognized on Newsweek’s list of America’s Best High Schools. The list is composed of the top 1,600 public high schools. What is really impressive is that only six percent of all the public schools in the U.S.made this list. Isn’t that amazing? E.C. Glass was ranked at 778 and Heritage High School was not far behind with 911.

Lynchburg is a great place to raise a family. Here is a little breakdown on the Lynchburg City Schools:

  • 11 elementary schools
  • three middle schools
  • two high schools
  • the Central Virginia Governor’s School for Science and Technology
  • six private schools, five of which are faith based

The surrounding four counties of Bedford, Campbell, Amherst, and Appomattox collectively have 31 elementary schools, eight middle schools, seven high schools and seven private schools plus the Bedford Science and Technology Center and the Campbell County Technical Center. How’s that for education?

Buy Or Sell First?

Buy or Sell First?While the answer to this general question is as individual as you are, here are some things to consider:

Are you wanting to relocate to another house, but are not sure if you should buy or sell first? This is the question on the minds of many homeowners who are looking for a new home. There is no right or wrong answer to this question and you can only weigh the pros and cons relevant to your personal situation.

Selling a home first can be positive because you will know exactly how much money you will have in order to purchase your new home. You may even be able to make a cash offer which goes a very long way. Sellers love cash offers because they don’t have to worry about the buyer qualifying for his loan. If you do decide to sell first, make sure you have a backup plan since you won’t have a home to move into right away. Look into renting a house or staying with relatives during this transitional period. Storage units and even mobile pods (storage containers) are well worth it in the meantime.

Buying a home first insures that you can take all the time you need in finding the right home and you’ll only have to move once but it can be a little tricky if you don’t want to carry two mortgages.It’s always a good idea to talk with your mortgage banker to review your numbers first. In this market most sellers won’t accept your offer if you make it contingent upon the sale of your current home.  And that means that if you decide to buy before you sell, there will probably be a period of time when you’ll own two mortgages.  Be certain that you’re comfortable with that extra payment before you jump to buy.

Nonetheless, I would advise to you get an expert opinion as to whether selling your home or buying one first is the best option for your individual situation. A lot depends on how fast you need to sell, and how long you expect it to take given current market conditions. The Lynchburg and surrounding region is constantly changing for the better. A large part of that is due to Virginia’s Region 2000 Partnership. Region 2000 is an interwoven network of organizations with a centralized vision to provide regional development leadership within the 2,000 square miles that surround Lynchburg, Virginia. The partnership is composed of six groups: Economic Development Council, Local Government Council, Technology Council, Workforce Investment Board, Center for Advanced Engineering and Research, and Young Professionals of Central Virginia. Together they act as a single point of contact to the public and private sector for regional planning services, economic development, marketing, and workforce training.

“What’s interesting here is that these jobs in our science and technology sector have outpaced, by far, metro areas similar to ours- not only in Virginia, but across the country.“ In the past, more than a third of all the jobs in Region 2000 have been manufacturing dependent. Before the economy was largely based on tobacco and textiles, while today we benefit from six primary technology sectors: Energy, Engineering, Information Technology, Manufacturing, Pharmaceutical, and Wireless Technologies. This explosion of technology can be credited partly to the Region 2000 Tech Council’s work over the past 10 years.

Blue Angels in LynchburgFor the first time in almost 30 years, Lynchburg will be hosting a regional airshow with the world famous U.S. Navy’s elite Blue Angels. The Blue Angels will be performing at the Lynchburg Regional Airport, the same spot they put on a show back in 1982.

The Blue Angels are the U.S. Navy’s Flight Demonstration Group — a precision flying squad ranked as one of the best Jet Team exhibits in the world. This show is part of the Centennial of Naval Aviation with only 35 shows in the entire U.S. in 2011.

The Navy’s elite flight team will be tied with the Flying Circus Airshow out of Bealeton, Virginia. During this spectacular two day event there will be other things to see such as a vintage fashion show, a vintage car show, the Black Daggers Parachute Demo team, aerobatic jets, hot air balloons as well as static displays and much more.

One of the main reasons the Navy selected this location was because of their interest in the demographics of Lynchburg. They’re looking for pilots and mechanics and they thought Central Virginia would be a great place to come.

Advertisers say this air show could provide a $5 Million boost to Lynchburg’s economy. In the past, shows performed in Virginia by the Blue Angels, have drawn over 50,000 attendees. Many of which have traveled from out of town.

Buy or RentWith every rent check you stroke, you are building equity in your landlord’s property. What if the money you were spending in rent could be going toward building equity in a home of your own? Today’s rates are so low that your house payment could be lower than your rent payment!

It is now cheaper to buy a home than it is to rent one in seventy-two percent of major American cities, reports www.trulia.com, a real estate research and shopping website. Fifteen years or less of stable rent payment could cover the purchase price of a house in the vast majority of the cities studied by Trulia.

In Lynchburg the inventory is full and prices are very competitive. According to the Virginia Association of REALTORS®, during the first quarter of 2011 the median price of homes in Lynchburg saw an 8% drop to $136,450. You hear it all the time but it’s really true—it really IS a good time to buy a house! The housing market is on sale and so are interest rates.

Buying Pros:

  • Tax-break: deduct mortgage interest and property taxes
  • Potential tax-free capital gain
  • Emotional satisfaction—it’s YOURS!
  • Equity build-up—eventually you will own the home

Renting Pros:

  • Flexibility—can relocate easily
  • Can invest money elsewhere if you have extra money
  • No upkeep—drippy faucets, leaky roof, broken appliances, etc.

But, the decision to buy is a personal one. No matter what the real estate market is doing and no matter how low the interest rates are, unless you’re really ready to buy a home—with a good credit score, some solid savings, and the commitment to stay put for three to five years—you should continue to rent.

On The James River

On The James RiverIf you have been reading my blog recently, you’re seen my post about skiing, skateboarding, and floating. Well, spring marks the beginning of river season for many locals and I would like to elaborate on that. I’ve told you about the James River Float Company and what they have to offer. There are also a number of other float companies that operate within a fifty mile radius of Lynchburg. What all of these guide companies sell is an experience.

Bent Creek Adventures on the James is located in Appomattox County on the James River at the intersection of RT. 60 & 26. Enjoy canoeing, tubing, camping, and fishing along the James River. Floating down the river is a great way to relax and take in the outdoors during the warmer seasons. Shuttle service is available to the public as well as canoe and tube rentals.

Holliday Lake State Park is another wonderful place and just a short drive outside of Lynchburg. Holliday Lake is a 150-acre lake nestled deep in the heart of the Appomattox/Buckingham State Forest. Holliday Lake provides rowboat, canoe, paddleboat, and sit-on-top kayak rentals to the public. This 555-acre state park is just minutes from the famous Appomattox Court House National Historical Park.

James River State Park’s Outdoor Adventures, a full service canoe livery, provides canoe, kayak, tube and bike rentals. Shuttle services are offered for your convenience. If you enjoy camping, there are thirteen primitive campsites that can be found along the James River where you can combine both canoeing and camping.

The James River State Park is also a great place to watch bateaus float by during the annual James River Bateau Festival. The 26th annual James River Bateau Festival will take place June 18-25, 2011. Pre-Festival (Friday June 17th) bateaus are parked at the Amherst Boat Landing. On the first day, all the boats will depart from Lynchburg’s Percival’s Island at 11:00 AM and will arrive at Galt’s Mill that evening. I wish I could cover all of the local places that will allow you to venture out onto the James. If you are looking for one of the state’s most breathtaking rivers, I would recommend planning a day on the James River. I guarantee you will enjoy a fun-filled day in the sun.

With the warmer weather comes the opportunity to get out of the house and enjoy some of the activities Lynchburg has to offer. My last blog post featured Lynchburg’s Trail System but there are many more outdoor activities to choose from.

Many visitors to Lynchburg are surprised to find that we have our own ski center. The Liberty Mountain SnowFlex Centre is open year-round because it utilizes a synthetic material designed to simulate the slip and grip effects of snow.  It’s the first of its kind in the US. It hosts skiers from all around and events throughout the year. All experience levels can join in on the fun with its beginner, intermediate and advanced slopes.

Skateboarding has never been more popular and Lynchburg is catering to the young people that enjoy it. Riverfront Skatepark officially opened on November 10th, 2007. The park is outdoors in downtown Lynchburg on the riverfront. It was designed by professional skatepark design firm, Artifex and built by California Skateparks.

Just across the river is the family owned James River Float Company. They offer guided and unguided tube, canoe, kayak, bateau trips down the James River. Whether you’re looking for a leisurely float down the river or an exciting whitewater rafting trip, the James River Float Company can accommodate.

Lynchburg's Trail SystemsSpring looks like it’s finally here to stay. I highly recommend getting outside and exploring many of Lynchburg’s trails.

The City’s hills make Lynchburg a perfect place for an exciting variety of trails. These trails range from walking, biking, hiking or multi-use and are one of the best maintained trail systems in the state of Virginia. Many of the trails run through the Blackwater Creek Natural Area, which spans over 300 acres of forested and mountainous terrain. Did you know that there are community bikes available for use on the Blackwater Creek Bikeway? Thanks to a donation from DASANI, the DASANI Blue Bikes can be used on the trails free of charge. If you’re not much of a biker and would prefer to walk, then you can do that as well.

The scenic trails wind around trees, through tunnels, over creeks, and across a few bridges in Lynchburg.  The trails are pedestrian friendly and are perfect for a quiet weekend walk with the baby stroller and rest of the family. You may be interested in checking out a few key places along the Blackwater Creek Trails:

  • If you’re interested in history, you can walk or bike to Point of Honor, a high style Federal mansion once belonging to Dr. George Cabell. Point of Honor is located near the downtown skate park in Lynchburg and also found at the end of the Tunnel trail.

 

  • Be sure to visit the Awareness Garden located on one end of the Blackwater Creek Trail at the Ed Page entrance. This garden is so tranquil and serves the purpose of honoring families, friends, and neighbors whose lives have been touched by cancer. To celebrate the end of treatments, to remember a loved one, or to bring hope for a cure, people can ring Lalla’s Bell.
  • One of my favorite paved hikes is to Percival’s Island. This is a part of the James River Heritage Trail and goes over two separate bridges to a beautiful natural area where a lot of history lies with the old railroad bed that travels the length of the island.  Hikers can access the James River Heritage Trail from both Lynchburg and Amherst. There is lots of wildlife, a lovely park, and plenty of places to explore.
